Davie County has landed a major manufacturing investment as ProVia®, a leading manufacturer of professional-class building products, announces plans to invest $120 million to construct a new 580,000-square-foot manufacturing facility at the TriWest Business Center off Farmington Road in Mocksville.
The Sugarcreek, Ohio-based company has agreed to purchase a 79-acre, build-ready site where it expects to create 400 jobs over multiple phases of the project, with average annual wages of $66,326.
Construction is expected to begin immediately, with completion of the facility anticipated in 2028.
Build-Ready Site Positions Davie County for Major Investment
ProVia selected a 79-acre site within the TriWest Business Center that is pre-graded, appropriately zoned and served by the utilities necessary for the project. The location also provides convenient access to major highways and the workforce needed to support the company’s continued growth.
The $120 million investment will establish a significant new manufacturing operation in Davie County. The facility will help ProVia meet growing demand for vinyl windows and patio doors while expanding the company’s manufacturing footprint in the southern United States. The project is supported by the Economic Development Partnership of North Carolina and the Davie Economic Development Commission.

400 New Jobs with Average Annual Wages of $66,326
The strength and quality of Davie County’s workforce played an important role in ProVia’s decision to locate the new operation in Mocksville. The company views access to a strong workforce as an important part of its long-term success in the community.
ProVia expects to create 400 jobs over multiple phases of the project, with average annual wages of $66,326, which exceeds the Davie County average of $52,772. These new jobs could create a potential annual payroll impact of more than $26.5 million for the region. The new positions will represent a significant addition to Davie County’s manufacturing sector and provide new career opportunities for residents across the community and region.

State Incentives Support Job Creation and Workforce Training
The State of North Carolina is supporting ProVia’s investment and job creation through an incentive package totaling just over $4 million.
The package includes a $3.3 million Job Development Investment Grant (JDIG), along with state funding for workforce training. The training support will help ProVia develop the skilled workforce needed as the company establishes and expands its Davie County operation.
“ProVia could have made this investment anywhere, but they chose Davie County,” said Representative Julia C. Howard. “We appreciate the diligent work of the state and local leaders and economic development professionals that helped the company decide to build in our community.”
A Conversation That Opened the Door to Davie County
ProVia’s path to Davie County began with a conversation and a local resident who saw an opportunity to advocate for his community.
Mocksville resident Karl Zimmerman met Freddie Miller, a member of ProVia’s site scouting team, at an event where the conversation turned to the company’s potential expansion into North Carolina. ProVia was considering the Kannapolis area when Zimmerman suggested the team take a look at Davie County.
Zimmerman contacted Bralley on Friday, April 24, to tell him about the conversation. Bralley immediately reached out to Miller.
On Monday, April 27, John Fox, ProVia’s vice president of finance, and other members of the ProVia team flew to North Carolina to meet with Bralley and the developer and tour the TriWest Business Center site. Negotiations began soon afterward.
For Bralley, the story demonstrates the important role residents can play in economic development simply by being willing to tell Davie County’s story.
“Karl is a great example of why I’ve always said our residents can be some of our best economic development ambassadors,” said Bralley. “You never know when a conversation with someone you meet might open the door to an opportunity for Davie County. Karl knew what our community had to offer, recognized an opportunity, and made the connection. A conversation on Friday led to a site visit on Monday, and today we’re talking about a $120 million investment and 400 jobs. That’s a powerful reminder that economic development is truly a community effort.”
ProVia Expands Southern Manufacturing Footprint
